AI maintenance coordinator

An AI maintenance coordinator
that answers the phone.

An AI maintenance coordinator takes maintenance requests from tenants, decides how urgent they are, and gets the right vendor moving. Rentive's maintenance agent, Maya, does that work on the phone, 24/7. She screens for emergencies, guides troubleshooting, opens a structured ticket, and texts your approved vendors in priority order until one accepts.

Who does what.
The work, split honestly.

Maintenance coordination runs from the first call to the finished repair. Rentive takes the phone side of that work. Your team keeps the decisions that need a person.

How urgency is decided.
Four tiers, one rule for doubt.

Safety comes first on every call. After that, the question is whether the unit is livable tonight. When the answer is unclear, a person decides.

Life-safety: call 911

Fire or smoke, a gas smell, a carbon monoxide alarm, water reaching an outlet or a sagging ceiling, an intruder, or a medical problem. The caller hears the 911 instruction first. No repair is booked until your team confirms it is safe.

Emergency repair

The unit is not livable right now: no running water, no heat in winter, sewage backing up, a leak the tenant cannot stop, or no cooling in extreme heat. Triaged and dispatched to your vendors without waiting for morning.

Urgent

Needs attention soon but the unit is livable: the only toilet is clogged, a small contained leak, a broken lock, or a failed appliance. Troubleshooting comes first.

Routine

Cosmetic and minor repairs. Logged as a ticket for your team to schedule during business hours.

Vendor dispatch

Your vendors, in your order, without anyone watching the clock.

Each vendor gets the job scope by text and 15 minutes to accept. No reply, and the next vendor on your list gets it automatically. If the list runs out, your team gets an urgent alert with the full ticket and the tenant is told you have been notified.
