  • Call volume seeds at 1 after-hours call per 15 doors per month, below the rate published benchmarks imply (Property Meld: ~0.4 work orders per door per month, at least 10% generating an after-hours dispatch).
  • Staff time defaults to 30 minutes per call. Property Meld estimates 60 to 90 minutes of next-morning recovery alone.
  • Loaded wage defaults to $43/hr: BLS May 2024 median for property managers ($32.07) plus a 35% benefits load.
  • Answering service held flat at $300/mo, the middle of typical $129 to $470 message-taking plans.
  • Avoided trips priced at ~$200 each, the low end of after-hours vendor rates (1.5 to 2x standard).
  • Rentive is standard list pricing: $199/mo platform plus $2.50 per door per month, $299/mo minimum.
