How we compared them
Every tool here answers the phone. The differences show up in the next five minutes of the call, so we compared them on the questions a property manager asks the morning after:
- Is it built for property management? General receptionists can be configured for anything; purpose-built tools arrive knowing what a maintenance emergency is.
- What happens after it answers? A message, a transfer to your on-call person, or a troubleshooting step, a ticket, and a dispatched vendor.
- How does it handle danger and doubt? 911 first for life-safety calls, and a person for anything it cannot classify.
- Does it cover leasing? Answers from your real inventory and a tour on the calendar, not just a lead.
- Can you predict the bill? Whether pricing is published, and whether a busy month costs more.
1. Rentive
Best overall for residential property managers with 50 to 5,000 doors who want each call to end with work done: a vendor on the way or a tour on the calendar.
Rentive gives you two voice AI agents on one plan. Maya answers maintenance calls. She screens every call for life-safety emergencies and gives the 911 instruction first, walks the tenant through a safe troubleshooting step, opens a structured ticket, and texts your own vendors in your priority order, giving each 15 minutes to accept before she moves to the next. If nobody accepts, or the issue is unclear, your team is alerted with the details.
Ashley answers leasing calls from the inventory and policies you provide, captures the prospect's details, and books tours into the slots you set. Both agents can share one number or run on two. Every call opens with an AI and recording disclosure, and your dashboard shows each call's transcript, summary, ticket, and dispatch status.
- Pricing
- $3.00 per door per month for doors 1–500 and $2.50 per door for doors 501 and up, with a $299 monthly minimum. No platform fee. Each rate applies only to the doors in that band. Both agents included, no setup fee, no per-minute or per-call charges, month to month.
- Integrations
- One-way work orders to Rentvine, set up and tested with your account during onboarding. AppFolio and Buildium are on the roadmap. Works without a PMS connection.
